Rental Policies
- Weddings: Due to restrictions on occupancy and parking, we do not allow weddings OF ANY SIZE at any home managed by Horizon Rentals. For a complete list of locations for weddings and receptions in the Lincoln City area, please contact the Lincoln City Visitor Center and request their brochure “Lincoln City Wedding and Commitment Guide.
- Our homes are fully furnished and include linens, towels, and cookware. We provide all paper products, garbage bags, hand and bath soap. We do not provide shampoo, spices, or firewood. All homes are stocked prior to your arrival. We do not replenish products during your stay. Please bring your own beach towels. We will clean the home after your departure.
- Check in /Check out policy: Check in time is 4:00 pm. Check out time is 11:00 am. Due to the large area our housekeeping staff maintains, we are unable to offer any early check ins or late check outs.
- Occupancy and Car Limit policy: Maximum occupancy (which includes children) is not negotiable. Maximum occupancy rules apply day and night. Courtesy and respect for your neighbors must be observed at all times. If guests or cars exceed the limits you will be asked to leave and you WILL NOT receive a refund. Boats, boat trailers, travel trailers and cargo trailers ARE NOT ALLOWED at our rentals, except for rentals that are lakefront and are outside of the city limit. Our office can direct you to where you can make arrangements for parking boats and trailers. Please be aware that the depth of water at Devil’s Lake varies throughout the year. This is due to tidal changes and the weather. You may not be able to dock your boat at the house. However, there are boat launches nearby.
- After we have received your full payment we will provide you with the address, phone number, lockbox combination and directions to the home you have rented. The keys to the home will be in a 3 letter combination lockbox on or near the front door. The keys are removed from the box between reservations. You may arrive anytime after 4:00pm. We maintain a 24 hour answering service should you encounter any problems at arrival. However, after hours response is limited to emergencies only.
- Cancellation policy: Cancellations made 14 or more days prior to the arrival date will receive a full refund less a $50.00 cancellation fee. Cancellations made 7-14 days prior to arrival date will receive a 50% refund, less a $50.00 cancellation fee. Cancellations made within 7 days of arrival will not receive a refund.
- All homes have a two night minimum except holidays which vary. Off season specials are available, dates vary from year to year.
- HORIZON RESERVES THE RIGHT TO CHARGE YOUR CREDIT CARD ACCOUNT FOR DAMAGE, THEFT AND EXCESSIVE CLEANING.
- We rent to adults over the age of 25 and families only. No teens or college parties are allowed. Horizon reserves the right to refuse service to anyone. PRICES ARE SUBJECT TO CHANGE WITHOUT NOTICE.
- GUEST AGREE TO HOLD THE AGENT AND HOMEOWNERS FREE AND CLEAR OF RESPONSIBILITY FOR DAMAGES TO SELF AND/OR PROPERTY RESULTING IN ACCIDENT, INJURY, OR LOSS DUE TO WEATHER, ACTS OF GOD OR ANY OTHER REASON.
- GUEST AGREE TO HOLD THE AGENT AND HOMEOWNERS FREE AND CLEAR OF RESPONSIBILITY FOR DAMAGES, INJURY OR ILLNESS RESULTING IN OR FROM THE USE OF HOT TUB AT ANY HORIZON VACATION HOME.
- Outside smoking only please. Please pick up the cigarette butts.
- Pets are allowed only in homes designated “Pet Friendly”. Pets must not be left in homes unattended. The majority of our pet friendly homes allow only one pet. If you violate the one pet rule, you will be charged $350. If you are traveling with multiple pets, please call us. We do have a small number of houses that will accept multiple pets on approval. There is a charge of $35 per pet per reservation.
- If you bring a pet to a non-pet friendly home without prior permission, you will be charged a $350.00 fine and asked to leave immediately. We will also charge additional fees for any pet damage and pet waste left on the property. There are NO EXCEPTIONS to the no pet rule.
- LOST AND FOUND: Horizon is not responsible for any items left behind in the homes by guests. WE DO NOT HAVE STAFF AVAILABLE TO RETURN TO HOMES TO SEARCH FOR ITEMS. Please make sure you check all rooms for your personal items before you leave.

Minimum Stay Requirements
- Two night minimum year round
- Three night minimum on the following holidays:
Memorial Day, 4th of July, Labor Day, and New Year’s day
- Four night minimum on Thanksgiving w/ fifth night free
